1 Manage your expectations which are really difficult for people trying to find the impossible. The property market here is in recession but it’s not a 1929 Wall Street crash and whilst you can buy some fantastic deal you can’t buy at 25% of 2007 prices but amazingly some people think you can. So get real with your expectations

2 Find an agent you can trust and ideally deal with just that agent. Here in Spain all agents work together with other peoples properties as well as there own and if you find a good agent you can trust you can access the whole market through that agent. The benefits to this are obvious in that you wont have another agent trying to rubbish another agents property and if the agent sees some loyalty from the buyers they are much more likely to pull out all the stops to make a deal happen on the clients terms even if that it taking less commission.

3 Know your Locations. In property Costa del Sol different locations have different prices so one property might be deemed to be better value for money in say Calahonda because the property in Marbella is €100,000 more but in reality the better value for money and investment could well be the property in Marbella

4 Price per square meter is a major factor you should consider when buying as to whether it’s a great deal or not. Right now you can buy some brilliant properties at under 2000 Euros per square meter and the reality is you couldn’t build them for that.

Not The Best Way To Treat Saviour of Marbella

Marbella just cant help itself with the news that the Qatari Sheik had taken temporary accommodation with his family in Puerto Banús. Not exactly the best way to help property Costa del Sol

National Police have opened an investigation into the burglary in Marbella of the home of the new owner of Málaga Football Club, Sheik Abdullah Bin Nasser Al-Thani.

The Qatari Sheik had taken the accommodation in Puerto Banús with his family on a temporary basis, and news has just been released about the theft which took place last Monday night, only five days after his arrival on the Costa del Sol and just a day after he met with the Marbella Mayor, Ángeles Muñoz, and announced ‘an important investment’ linked to the tourist industry in the town.

Six lap top computers and eight smartphones were taken, as well as a Hublot gold watch and a Loius Vuitton bag.

Al-Thani is 43 years old, a member of the Qatari Royal Family, and runs business enterprises which employ some 3,000 people in diverse activities across some 30 countries. Among his business interests are hotels, commercial centres, mobile phone companies, travel agencies, fashion boutiques and car dealers.

Hopefully he doesnt change his mind about how wonderful Marbella is, these people not only stole off this man but made a crime against the whole Of Marbella

Where To See the World Cup 2010 in Marbella

I thought as there were hardly any clients looking for Marbella property whilst the World Cup was on why not Blog about my favourite subject Football.

So England decided they wanted to win the world cup by playing Germany, Argentina, Spain and Brazil rather than Ghana, Uruguay, Brazil and the finalist. Well they obviously want to do things the hard way.

So it’s England V Germany this Sunday and England will without doubt be playing the worst ever German team to compete in a world cup and taking history aside should be huge favourites to win this one. I just hope the English fans behave themselves if they lose.

So where to watch it if your in Marbella area. For me you have two choices Linker’s bar in Puerto Banus where the atmosphere will be very good but the price of Beer is very expensive. Alternatively my recommendation is a sports bar called Park Lane opposite the H10 Andalucía Plaza where there is a great atmosphere and even though it’s run by Spanish locals its customers are more English than Spanish in that they get more customers for the English games than the Spanish games. The price of the drinks are very reasonable for the area and it’s where I will be watching the game.

Here’s to winning the game and no picking fights with Germans.

San Pedro Opportunities for Visionaries.

Would you like to own a Villa close to the beach in San Pedro for as little as 650,000.

Well they say location is everything when buying property in Costa del Sol and if you’re prepared to have an open mind and do the necessary work then there are 3 great opportunities id like to tell you about.

OPPORTUNITY 1

Priced at €675,000 (massive reduction and no more than 100 meters from the best beach in San Pedro this old style Andalucía Finca/Villa represents excellent value. All the licenses and planning consents are all in place so within 6 months you could be in a substantial beach side brand new Villa for well less than a million.

Marbella Property Market June 2010

It has been a very interesting year to date for the property for sale Spain market in Marbella with so many outside factors affecting people’s decision making process when they look to buy property in Marbella..

Factors at the present time include exchange rate, bad press, ill informed economic press about the Spanish property market and probably most importantly buyers being indecisive.

The exchange rate is now at a level that proves buyers are liars in that I had at least 50 potential buyers who promised they would make a decision to buy when the Euro hit 1.20 as that was the only thing stopping them from buying. Out of that 50 five are seriously now looking to buy and the other 90% have come up with various other reasons why its not the time to buy. The major argument now is they want it go to 1.30 and so on, so you get the drift.

When has there been any good press for Spain, never really it is always the same will all the press probably envious of those who can afford to own a Spanish property or who have left there own Country for pastures new. The most worrying press of recent times has been the strong economic arguments about the bank having to sell stock at losses and thus driving the house prices down further. However this is a basically flawed argument for the International buyer as he wouldn’t want to buy any of the stock that the banks have to sell.

As for people being indecisive well there is nothing you can do about that but just point out the reality of the situation and that if you don’t buy in 2010 it could be a very big mistake.

Once you have overcome all those obstacles then you have to find your client there dream property fortunately that is the easy part as long as they have a budget in excess of €200,000 for Marbella. There are still some great opportunities here in Marbella just less of them and less of them coming to the market.

Overall I reckon we will have a very busy September and October and expect things to go into sleep mode for the time being.

A7 Marbella Works Not to Complete?

Marbella’s government fears that the underground works for the A-7 road through San Pedro de Alcántara may grind to a halt as the central government makes economic cutbacks to combat the huge public deficit.

While Marbella’s mayoress, Angeles Muñoz assured reporters that she would not accept the Ministry of Public Works to not complete the work and the Secretary General of the PSOE party in Malaga, Miguel Angel Hereida confirmed that works are over 80 per cent complete and thus close to completion, the Ministry of Public Works remains silent and has not committed to any statements regarding the tunnel works.

This could have a big impact on Spanish Luxury property in Guadalmina and the New Golden Mile who has seen the new road as a saving grace, so we will just have to wait and see what happens

For those of you looking to still get a great Villa deal in Marbella for under 500K I thought Id pick out 3 must buy deals that you should really try and snap up all having different aspects to them.

1 VILLA IN ELVIRIA

A stunning opportunity for those of you who don’t want to lie still this relatively small I level Villa in need of about $50,000 Euros spent on it to make it fantastic sits on 2000 M2 plot with stunning sea views from the Pool and Terrace and at a price of €499,000 represents incredible value this being the value of the plot alone. However this has been drastically reduced and there probably isn’t much more room for negotiation

2 VILLA IN EL ROSARIO

To my mind the best deal in Costa del Sol at present. Valued at €1m in 2007 this 300M2 built house on a 1300m2 plot with immaculate garden can now be bought for less than €500,000 Euros. At this price point the best deal on the coast in my opinion.

3 VILLA IN NUEVA ANDALUCIA.

This small Villa in Nueva Andalucia represents excellent value at €550,000 and if you want to be in the area this is really good value if somewhat old but with some TLC could be made into a lovely family home.
